The real estate inventory in Chico is LOW! If you’ve been kicking around the idea of selling, now is the time to call us for a FREE Home Valuation.
Just how low is LOW?
Well, as of this morning, there were only 96 single family detached homes available in Chico. It apparently hasn’t been this low since 2002!
To put that crazy 96 number into perspective, there are currently 148 pending sales, and 99 sold in the past 30 days. We have less than one month’s worth of inventory!
Suffice it to say, buyer’s agents are working extra hard to find properties to suit their buyer’s needs. When a property is priced correctly, it is likely receiving multiple offers in a short amount of time. If buyers and agents aren’t right on top of it, they will miss the sale.
Median days on market? 12
Sale price compared to original price? 96.9%
Median Sales Price? $395,000. That statistic is up about 7% from November 2019 through January 2020.

Chico’s home inventory level is LOW! If you’ve been kicking around the idea of selling, now is the time to call us for a FREE Home Valuation.
Just how low is LOW?
Well, as of this morning, there were only 128 single family detached homes still available in Chico. In my 12 years of real estate, I do not recall inventory ever being this low. Last January we had 229!
To put that 128 number into perspective, 77 homes sold in Chico in November, and 55 sold in December. At the rate which homes are selling, if no new homes were to come on the market in Chico, we would not have any inventory to sell after about a month!
Suffice it to say, buyer’s agents are working extra hard to find properties to suit their buyer’s needs. When a property is priced correctly, it is likely receiving multiple offers in a short amount of time. If buyers and agents aren’t right on top of it, they will miss the sale.

Sale price compared to original price? 99.7%
Median Sales Price? $310,000. That statistic is up 6% from January 2015.

|What is the Short Sale Process for My Chico Home?

What is the Chico short sale process?
To complete a short sale in California, you must use a licensed real estate broker. This should be a broker who has experience and knowledge in short sale negotiations. The Sandi Bauman Team at Chico Homes combines the #1 Top Producing Listing Agent in Chico and a well- seasoned Short Sale Negotiator to bring you the best possible short sale experience. All of the Team members are licensed and will negotiate your short sale property with no out-of-pocket cost for you. How is this possible? The lender pays the listing commissions when we sell your property, and while the short sale process is occurring you are allowed to stay in your home.
Step 1: Determine if a Short Sale is Right For You.

Step 2: Obtain Required Documentation
Most lenders require specific documentation. The documentation requirements can vary from lender to lender. The documents are gathered and sent as a package to the lender. A hardship letter will be required. It explains why a borrower can no longer afford their monthly mortgage payments. Hardships do not have to be financial in nature! Give us a call so that we can discuss your specific situation. Other requirements generally include bank statements, tax returns, paycheck stubs and a lender provided financial worksheet.
Step 3: Market the Property
The home is marketed to potential buyers through various channels. The lender will want to see an offer that is near actual market value. The lender will complete a price evaluation of your property, so we work very hard to procure the highest and best offer price to present to them. Your choice of listing agents is very important here. You need to hire a top producer who will aggressively market and negotiate the best offer possible to help ensure the success of your short sale.
Step 4: Negotiation of the Short Sale
Once there is an offer on your property, we submit the offer and paperwork to the lender and negotiate the deal. Negotiations can be tedious and take time. During this time we will continue to actively market your property to secure back up offers.
Step 5: Complete the Transaction
If the offer is close to the appraised value, the lender will most likely green light the deal. The next and final step is to open escrow and close the transaction. The lender will generally allow 30-45 days to close escrow.

|Are Loans Really Harder to Get Now Than They Were 5 Years Ago?

When I tell someone what I do for a living I usually get a response like, “Wow isn’t it impossible to get a loan right now?” To that I would say with certainty, “Absolutely not!”
There is a perception that because the market is doing so poorly, that funds are harder to obtain. The truth is, there are a multitude of available programs on the market for all types of borrowers. Such products range from the traditional conventional loans, requiring 3% down to other unique products that require as little as .5% for the entire transaction!
A great effort has been made by the government to subsidize commodities in efforts to stabilize the economy and offer opportunities to potential homebuyers who, on their own, could not afford the luxury of owning a home. They are helping make it possible to live the “American dream” and become home owners.
Additionally, there is a new sensitivity among borrowers that there is an unjustified amount of paperwork needed for loan approval. An environment of full documentation has over taken the once popular, and very detrimental, low and no documentation loans within the last few years. It is hard for people to come to terms with the new way (or really, the old way) of qualifying. What must be understood is that the era of minimal required documentation is over. We can no longer take the risks that led to this financial uncertainty. Even though we are now steering away from the “we will take your word for it” mentality, it makes for a much healthier economy knowing that the house that is being purchased has a much smaller risk of defaulting.
All this said, I am doing more low-down payment loans now than I did before the market fell. With outstanding products available such as conventional loans with 3% down, FHA & CHF programs with less than 1% down , Home Path loans with 3% down and no mortgage insurance. Eligibility is considered even with credit scores as low as 580 and debt to income ratios as high as 55%!
In today’s market, borrowers need a realistic outlook on how much they can actually afford and provide the necessary documentation to prove they actually can. Happy House Hunting!
