Originally from the Midwest, I was born and raised in Lafayette, Indiana, in a desirable college town, much like Chico. I graduated from Indiana University with a Bachelor’s degree in Sociology in 2001. After graduation, I quickly moved to California and found Chico to be a wonderful place to call home. After finding a new “home” in Chico, I earned my Real Estate license and placed my license with a boutique real estate office here in town. I am dedicated to my profession and I am one who truly loves my job (and this great town)!!
Every client deserves the utmost respect, loyalty, and a great home! My accountability and reliability towards my clients is an essential part of my real estate business. Let me introduce myself by saying that my name is Sandi Bauman. I am a top 1% producing Chico Realtor, and Broker/Owner of Chico Homes. I encountered my first real estate transaction at age 19, and have had the benefit (or disappointment) of working with quite a number of salespersons, brokers, and title companies since then. Well, according to a recent article, the top three complaints voiced by consumers about real estate agents were as follows:
1. The agent was inaccessible and didn’t return my calls in a timely manner;
2. The agent didn’t take the time to really get to know me and therefore, my real estate needs;
3. The agent didn’t seem to have my best interest at heart.
My philosophy is simple. I treat each client with the same respect, professionalism, and integrity I would hope to find if I were the one doing the hiring. Phone calls and questions via e-mail will be returned at the earliest possible convenience. When it comes to my personal life, I want my questions answered, and my calls returned! I expect that you are looking for the same.
I make a concerted effort to learn as much as possible about my client’s lifestyle, special interests, and ideals in order to respect their time. This will narrow the list of possibilities when it comes to previewing properties, and let us focus on what you really want.

|Shadow Inventory Leading to a New Housing Crash?

We’ve been hearing some sunny reports as of late regarding the state of the housing market. Many sources are adamant that we have “hit bottom” and that the foreclosures will not be flooding in as expected.
Of course, there are always two sides to every story. In this case, there are those market watchers who believe that there is a “shadow inventory” of homes in foreclosure that are looming and threatening to crash the market once again.
From my limited perspective, here in small Chico, CA, I am tempted to lean towards the side that says there is more to come. As a consultant for many lenders, I have witnessed first hand the efforts the banks and government are extending to distressed homeowners. There are many loan modification programs in place designed to facilitate homeowners in retaining their properties. Unfortunately, I’ve seen very few cases the programs actually worked to make that happen! More often than not, the lender and homeowner go through the motions of the paperwork, only to find that the loan modification program still doesn’t solve the homeowners problems.
Essentially, all the time and effort involved to retain home ownership for many people has only served to postpone the inevitable process of foreclosure.

|No power, no water, no cable… but what a view!

I had no idea what we were in for when my husband, kids and I packed into the car to go check on my new listing.
After 4 miles on a gravel road and countless “NO TRESPASSING” signs, we finally happened upon the deal of the day: A 20 acre parcel with views of Lake Oroville. Also included was an unusual home built into the side of the hill. If you’re looking for a very private, rustic getaway far, FAR away from the rest of the world, this might be just right!
