Great article Sandy! I once had a transaction where EVERY SINGLE time we set foot in the home, the sellers were there – forcing us to have clandestine conversations in the basement laundry room with the door closed – not the greatest. Even at walk-through, their agent hadn’t fully explained that they were to be OUT by then. So, while I got kudos from my buyers for being a good agent they said the one thing they would change (if they could) would be for just one visit, to have been able to be in the home without the sellers present.

I’ve met many skilled sales people who think they and only they can show the features of their home. They have no clue of the downside… thanks for sharing… Great work Chico real estate.

I also showed a house in which the college student had his biology project (a large cat that he was dissecting) laid out on the kitchen counter. He couldn’t quite bring himself to take a break from him homework while we were there…

Maybe all of these stories will help sellers to realize the points we’re trying to make?

I recently showed a home where the seller was there three kids, two dogs and the TV blaring Oprah. The kids were were fighting, the mother was watching TV the beds not made, there were toys everywhere, towels on the bathroom floor and dishes piled high in the sink. Oh and the dog had left a present at the back door… All this an overpriced listing… NEXT!

Pasadena Real Estate (Irina?!)

I once showed a house (not my listing) in which the woman didn’t even bother getting out of bed! We had an appointment, and it was nearly noon… yet she felt it perfectly acceptable to have us walk through without getting up. Needless to say, we didn’t bother going into the room, or considering the house seriously as an option.

I had never given much thought to Nanny Cams until recently. I’ve had a few recent buyers that literally held their tongues until we were safely in the car– they were actually worried that their comments might be recorded! I don’t know how much of that actually goes on… but people do think about the possibility.

Very well said. I am sure we have all experienced these same situations. I once had my sellers sit in the living room and watch TV during the open house. I now let them know if they plan to be home, they should consider doing their own open house.

Yes, if sellers would leave, we could do our jobs much better. But, please don’t turn on the Nanny Cam and then call us because you are unhappy with comments we made or didn’t make about your house.
