I’ve always found real estate market reports to be really dry reading… but many of you potential Chico buyers and sellers have been coming to my blog looking for this type of information, so here you go!

The following represents the market data for single family homes only. Chico areas covered are 1A to 1F, as provided by the Sierra North Valley MLS.

Chico CA Real Estate Market Report Week Ending 1/19/2008

How do the 2007 SOLD homes in Chico compare to prior years?

January 2007, Week ending 1/19 saw 8 homes sold.

January 2006 saw an average 12 homes per week sold. ?33%

January 2005 saw an average 7 homes per week sold. ?14%

Although the available homes in Chico look proportionately high to the number of actual sales, we have witnessed a 27% drop in inventory in the past 3 months! Some price ranges (particularly the lower to mid $200,00’s) are experiencing a dramatic reduction in available homes to choose from. If, as a buyer, you’ve been sitting on the fence waiting for the bottom to fall out, the time is NOW! Interest rates can be had an at unbelievable 5.35%!
